Property Shoot Prep Guide

All Rooms

  • Declutter all surfaces — counters, tables, shelves, and floors

  • Remove personal photos, mail, and paperwork

  • Turn on every light and replace any burned-out bulbs

  • Open all blinds and curtains to maximize natural light

  • Hide cords, chargers and electronics where possible

  • Put away all pet items — bowls, beds, toys and crates

  • Remove trash cans from view


Kitchen

  • Clear all countertops completely

  • Remove dish racks, sponges, and soap dispensers

  • Wipe appliances clean — no fingerprints or smudges

  • Leave only 1–2 intentional decorative items (a bowl of fruit, a plant)


Bathrooms

  • Remove all personal care products from counters and the shower

  • Put out fresh, neatly folded towels

  • Close all toilet lids

  • Clean mirrors and polish fixtures


Bedrooms

  • Make all beds neatly — smooth out all wrinkles

  • Fluff and arrange all pillows

  • Clear nightstands of personal items

  • Tidy closets if doors will be open during the shoot

Living Areas

Interior

  • Straighten all furniture and cushions

  • Remove excess throw blankets or clutter

  • Style coffee tables with 1–2 intentional items only


Exterior

  • Remove all vehicles from the driveway

  • Mow the lawn and edge all walkways

  • Clear the yard of hoses, toys, and equipment

  • Sweep the front porch and entry

  • Add a fresh doormat if available


Day-of Reminders

  • Have the property ready 15 minutes before the scheduled shoot time

  • Pets should be secured or off-site during the entire session

  • If possible, have the seller or occupant vacate during the shoot for the cleanest results

  • All lights should already be on when the photographer arrives


Property Not Ready?

A $75 delay fee applies for wait times exceeding 20 minutes. Studio Melencion reserves the right to reschedule if the property is not in a photographable condition upon arrival.
